Privacy Policy

We don't sell your data. We don't share it with advertisers. The math in our calculators runs in your browser — we don't see the property prices, rents, or assumptions you enter. We collect an email address only if you sign up, join a waitlist, or buy the $19 AI report. We use Stripe for payments and a privacy-respecting analytics service for anonymous traffic data. That's it.

realestatecalc ("we", "us") is an independent web application that provides real estate financial calculators and an optional AI-generated investment verdict. The site is operated by a single independent developer, contactable at hi@realestatecalc.com.

We deliberately collect as little as possible. Specifically:

• Calculator inputs (purchase price, rent, down payment, interest rate, etc.): processed entirely in your browser. We do not send these values to our servers unless you explicitly opt to "Save scenario" while signed in.
• Email address: only if you create an account, join the waitlist, or purchase the $19 AI report.
• Account credentials: if you sign up, your password is salted-and-hashed by Better Auth — we never see it in plaintext.
• Payment information: collected and processed by Stripe. We see only a transaction ID and the last 4 digits of your card; the full card number never touches our servers.
• Anonymous usage events: page views, calculator runs, and AI report purchases — aggregated by a privacy-respecting analytics service. No fingerprinting, no cross-site tracking.
• Server logs: standard request logs (timestamp, path, IP) kept for 30 days for security and abuse prevention, then deleted.

We deliberately avoid the data classes that don't belong on a calculator site:

• Social Security numbers, government IDs, or banking credentials.
• Credit reports or credit scores.
• The street address or MLS listing of any property you analyze.
• Mortgage lender, agent, or attorney referrals — we have no affiliate relationships and therefore no incentive to record who you might transact with.
• Third-party advertising trackers, retargeting pixels, or social-media SDKs.

We use the minimum cookies needed for the site to function:

• A session cookie set after sign-in (HTTP-only, secure) so we know you're you between pages. Expires when you sign out.
• A first-party analytics cookie that records a randomized session ID — no personal data, no cross-site linkage.
• A short-lived cookie set by Stripe on the checkout flow, used to detect fraud. Required to accept payment.

We do not set advertising, retargeting, or social-network cookies.

When data must leave our servers, we use these vendors. Each is bound by their own published privacy policy:

• Stripe (payments): processes the $19 AI report charge. See stripe.com/privacy.
• Cloudflare (hosting + CDN): serves the site from edge locations. See cloudflare.com/privacypolicy.
• Anthropic (AI report generation): your calculator inputs are sent to the Claude API at the moment you request the verdict, used to generate the report, and not retained by Anthropic beyond their standard abuse-prevention window.

We do not use Google Analytics, Facebook Pixel, or any advertising network.

Only for the purposes you'd expect:

• Run the calculator you asked for.
• Generate the AI verdict you paid for.
• Email you the receipt for any purchase, and (if you opted in) updates on new calculators.
• Detect and prevent abuse (rate-limit scraping, block bot signups).
• Compute anonymous, aggregate usage statistics to decide which calculators to build next.

We do not use your data to profile you, build advertising audiences, or sell to third parties.

• Account email + saved scenarios: until you delete the account.
• Payment records: as long as required for tax and accounting (typically 7 years).
• Server logs: 30 days.
• Anonymous analytics: aggregated and retained indefinitely (no personal data to retain).

You can request a copy of all data tied to your account, or request deletion of your account and associated data, by emailing hi@realestatecalc.com. We process every such request within 14 days. EU/UK residents have the rights granted under GDPR; California residents have the rights granted under CCPA. We honor both regardless of where you live.

realestatecalc is intended for adults evaluating real estate purchases. We do not knowingly collect any data from anyone under 18. If you believe we have, please email us and we'll delete it.

If we change how we collect or use data, we'll update this page and revise the "Last updated" date at the top. Material changes (e.g. new third-party processor, new data category) will additionally be emailed to any account holders.
